At the 20-story Orrington Plaza in Evanston, Ill., ۿ۴ý renovated more than 15,000 sf of space throughout the main and lower-level lobbies. McHugh also installed a new reception desk and custom metal fins around the elevator core to enhance its design aesthetic as more people return to the office. The $1.6 million project also included upgrading the building’s security, fire safety and HVAC systems to provide a safer, more productive environment for tenants. On the exterior, McHugh added a new entry canopy and façade lighting.

Located at 1603 Orrington in downtown Evanston, the 308,695 sf office tower was built in 1969 in a Mies van der Rohe-style of architecture. McHugh also upgraded lighting in several areas, including color-changing LED lights retrofitted into the existing building façade.

Along with its joint venture partner Crea Construction, a minority- and woman-owned general contracting firm, ۿ۴ý will complete a multi-phased interior renovation to more than 1,381 units at Prairie Shores, a five-tower apartment complex in Chicago’s Bronzeville neighborhood.

Within the apartments, the McHugh/Crea joint venture is overseeing the installation of new appliances, countertops, plank flooring, plumbing, fixtures and lighting, plus electrical system upgrades and painting. Building corridors will also receive new finishes. The team began staggered renovations of the classic studio, one-, two- and three-bedroom apartments at Prairie Shores in the fall of 2020. With units being renovated in phases, the community could maintain its high occupancy levels and minimize disruption for current residents.

Housed in the former Sears, Roebuck & Co. catalog printing facility, the Lofts on Arthington has been transformed into 181 loft-style, affordable apartment units which, when fully occupied, will be home to more than 600 people, including 300 children. The building’s apartments range in size from one to four bedrooms and as many as 1,340 square-feet. One-third of the units are set aside for renters making less than 30 percent of the area’s median income, and household income for the rest of the apartments is capped at 60 percent of area median income.

Each unit within the 225,000 sf structure features 16-18-foot ceilings, and many include sprawling views of the city’s iconic skyline. On-site amenities in the six-story building include outdoor space, a community room, gymnasium, computer lab, and laundry facilities on every floor. The building features 24-hour security, and residents have on-site access to programs and supportive services including pre-K education, in-unit neonatal health care, and job training.

Originally constructed in 1906, the six-story building housed the massive printing presses that produced the Sears mail order catalog for several decades. After sitting vacant for almost 40 years, interior of the building was completely gutted to accommodate new floor plans.

The renovations to Thompson Hall included removal and replacement of the exterior enclosure system; replacement of the HVAC systems on each floor; and providing new finishes in the dorm rooms. Originally constructed in 1969, Thompson Hall houses 630 dorm rooms over 19 floors and was clad in 170,000 sf of wall panels and windows. Crews removed the old system and installed 125,000 sf of new glass curtainwall and 45,000 sf of new rain screen metal panel wall system.

Additional exterior work included the installation of new canopies, entry doors and hardware, and new roofs. Interior work included coordination of asbestos removal with the University’s abatement contractor; selective demolition to provide access for the exterior wall replacement; and installation of new HVAC systems, drywall, carpet, paint, and window coverings.

Illinois Construction Project

McHugh served as construction manager for the expansion and renovation of 11 elementary and middle schools. The most significant work occurred at Hawthorne Elementary School, built in 1888, damaged by fire in 1917, and refurbished in 1921. McHugh constructed a new wing then rebuilt Hawthorne in sections while school remained in session. The construction safety program McHugh developed for Elmhurst’s York High School was equally effective for these smaller schools.

McHugh transformed this former office building into the flagship Virgin Hotel. The 27-story landmarked Old Dearborn Bank Building at 203 North Wabash Avenue was completely gutted and reconfigured to include 250 guestrooms, meeting and event spaces, spa with fitness center, and several destination restaurants and bars.

The guest “chambers”, styled after a pied a terre, feature two areas separated by sliding doors: the dressing room that includes the entry way, closet, and bathroom; and a sleeping room with a custom, patent-pending Lounge Bed and a custom-designed work desk/dining table.

The hotel includes several restaurants and bars – the second-floor Commons Club features a unique oval-shaped bar and display kitchen; Miss Ricky’s, a 24-hour diner on the ground floor; Two Zero Three Coffee & Wine Bar at the Lake and Wabash corner; The Speakeasy on the 25thfloor, an intimate music venue; and the Rooftop Bar.

The building, constructed in 1928, is landmarked by the City of Chicago and was one of only two office buildings designed by the renowned architectural firm of Rapp & Rapp. The building’s exterior was painstakingly restored as well as an original marble staircase in the main entrance, the brass elevator doors, and the original coffered plaster banking hall ceiling that was uncovered during demolition.

Located at 39 South LaSalle, the new Kimpton property The Gray will bring new life to the former New York Life Insurance Building, which was considered one of Chicago’s most endangered buildings by Preservation Chicago. Originally constructed around 1893, with additions in 1898 and 1903, the building is one of the earliest examples of steel framed buildings in the Chicago area.

The existing 14-story office building has been converted into a 294-room boutique hotel with restaurant and bar, 9,500 square feet of retail space on the ground floor, 25,000 square feet of meeting and event space on upper floors, and a 5,000-square-foot bar with an overhead retracting skylight located on the uppermost floor. Extensive efforts have been made to restore the original terra cotta and granite façade as well as the 2-story marble-clad lobby area located at the building’s LaSalle Street entry.

McHugh has worked with owner, Kimpton Hotel and Restaurant Group on a number of projects in downtown Chicago including Hotel Allegro, Hotel Monaco, and Hotel Palomar.
